Recreation in Fountain Hills, Arizona

With 300+ days of sunny skies, it is always a good day to enjoy outdoor recreation in Fountain Hills, Arizona!

Bicyclists can get lots of miles logged along the Beeline Highway or McDowell Mountain Road. Both have a wide shoulder for safe riding. The Tour de Scottsdale rolls through town on the second weekend of October. Mountain bike enthusiasts find the trails at McDowell Mountain Regional Park to be challenging and fun!

McDowell Mountain Regional Park is also a great place for hiking and other activities. One unique event is scheduled for Saturday October 20, the second running of the Mud, Sweat and Beers. The four mile course includes a slippery slope, two mud pits, hay bale walls, balance beams and tunnels! Participants can toast to their accomplishments with a cold beer, food and music afterwards!

Golfers have many choices in and near Fountain Hills with three public courses and one private course in the community as well as courses at the Fort McDowell Yavapai Nation and in Scottsdale only a few minutes away. There is always a club tournament somewhere!

Three running events in Fountain Hills in upcoming months!

There are many parks and walking/jogging trails in the community, the most obvious being the 1.25 mile paved trail surrounding the fountain at Fountain Park. For those that like to “run with the crowd”, there are several events scheduled in the upcoming months;

The Great Grape Stomp 5k on Saturday November 3, 2012.
The Fountain Hills Turkey Trot on Thanksgiving morning, November 22, 2012.
The 2012 Athleta Iron Girl Fountain Hills Women’s Run, Sunday December 16, 2012.

Golden Eagle Park at 15900 E Golden Eagle Blvd. is a 25 acre park with lighted fields for baseball and softball (adult men’s and senior softball league play here) as well as basketball, tennis and pickle ball courts.

Children have many choices including Youth Football, Little League Baseball/Softball, an all skill level Soccer program and much more (like youth skateboarding classes at Desert Vista Skate Park)!

Tumbling and gymnastics classes for children of all ages are offered in Fountain Hills.

Youth gymnastics/tumbling classes and many other activities are offered at both the Fountain Hills Community Center and the Mary Ellen and Robert McKee Branch of the Greater Scottsdale Boys and Girls Club.

This blog could go on and on! Suffice to say, Fountain Hills is a community bustling with activity!

Real Estate Terms and Definitions, Part Three

Below are a few more terms important to buyers and sellers of homes in Fountain Hills, Arizona.

Closing is the term many real estate professionals use referring to the closing of escrow or the consummation of the real estate transaction. Closing is complete when all documents have been recorded.

Cloud on Title is any condition that affects the clear title to real property.

Comparable Market Analysis (CMA) is a comparison of properties recently sold and currently on the market (see comparables) that are used to determine a range of value for a subject property. To be valid, the “comps” must be similar in location, size, age, style and amenities. A CMA is not an appraisal. Is sometimes called competitive market analysis.

Comparables (Comps) are properties used that a substantially equal to a subject property in determination of value.

Escrow is a method of closing in which a disinterested third party is authorized to act as escrow agent who will collect all pertinent documents and coordinate the closing activities in accordance with the contract.

HUD-1 or Uniform Settlement Statement is a financial accounting of all funds received or expended in a residential real estate transaction and is prepared by the escrow agent. This is the required document for any transaction financed by a federally related mortgage loan. Sometimes called Settlement Statement or Closing Statement.

Listing is an agreement for professional services between a seller of property (principal) and a real estate broker. The agreement spells out the authority of the broker to find a buyer for the property as well as the relationship and rights of both parties.

Multiple Listing Service (MLS) is a service organization that real estate professionals belong in order to advertise or “list” properties for sale. The advantage to marketing a property on the MLS, for the seller, is exposure to a larger market of buyers.

Proration is the division of costs proportionally between the buyer and seller in a transaction. This usually refers to the costs of prepaid taxes, insurance(s), interest and homeowner’s association dues. In Arizona, the buyer assumes responsibility for costs on the day of closing.

Settlement Statement (also called Closing Statement and/or HUD-1) is a financial accounting of all funds received or expended in a residential real estate transaction and is prepared by the escrow agent.

Survey is the property’s legal description concerning the exact location and size of the property. It is usual for the survey to “spot” the location of buildings, driveways, fences and other improvements located on the property. A survey should note any existing easements and/or encroachments.

Fountain Hills Real Estate Statistics, September 2012

Time for an update on home sales statistics in Fountain Hills, Arizona.

Sales are a bit slower this year, with 58 fewer homes sold over last year at this time, a reduction of 9.9 percent. It is however, taking fifteen fewer days to sell a home listed on the MLS!

Search results of the Arizona Regional Multiple Listing Service (September 4, 2012) reveal 291 homes currently for sale in Fountain Hills. The homes listed have an average of 152 days on the market (DOM).

Year-to-date sales/closings for residential real estate in Fountain Hills are 527, with average sales price of $323,666 (10% below the original listed price). Average DOM was 128. There are 63 sales pending at this time.

This time last year (2011) the number of sales/closings was 585, with average price $325,867 (12.92% below the original listed price) and DOM was 143.

The Agent Weekly Report by, a real estate website, reports 32 new listings in Fountain Hills for the week ending September 1. Median price of homes for sale is $256,500 which they note is 6.9 percent higher than last quarter and 1.8 percent higher than same time last year.
